ABSTRACT
Housing market could be viewed either as an economic system or social system or both. But whether it is viewed as an economic or social system or both,The sixth chapter assesses the existing Housing Supply Mechanisms. It identifies the main suppliers as the Central Authorities, Public and Semi-Public Institutions, Private Establishments, Local Construction Firms and the Individuals. It also gives a classification of the supply submarkets. The seventh chapter treats the Legal Aspects of Housing Supply. It reviews the Land Tenure System and the Rent Control Edict and their positive and negative effects on housing supply in Zaria. The eighth chapter discusses the Future Housing Requirements. It treats those factors such as construction activity, development of the local building materials, housing policy and land and building material prices which are bound to affect the future housing supply. Future requirements for 1981 and 1986 are also projected. The 1976 estimated need is also given and the estimated cost of each phase. The ninth and closing chapter gives Proposals and Recommendations on the present housing market situation and how future housing targets could be met through legal aspects, improving the supply mechanisms, financing mechanisms and government policy. the approach to its analysis would depend on the circumstance and the purpose of the analysis. Here a social oriented approach is applied. The purpose is to assess the present housing situations, identify the problems of the suppliers and consumers and give recommendations on how to better the present situations and solve the existing problems. The first chapter is introductory. It describes the market behaviour and also supply and demand variables. The second chapter treats urban Employment Services in Zaria. It discusses the labour force population and the urban employment characteristics. The third chapter is concerned with the Housing Market Area. Here the market area is defined and delineated. The fourth chapter discusses the demographic trends as a factor in housing and also the existing housing characteristics. It treats the housing demand qualifiers. The fifth chapter discusses the Household Characteristics and the housing sub-market needs. It discusses the household as the basic unit of housing demand.
